Offers & Negotiation
The asking price is only a starting point.
Your agent should look at comparable sales, current competition, how long the property has been on the market, its condition, recent price changes and other factors that may affect the seller's position.
From there, the goal is to build an offer around both the market and your priorities, not simply tell you to offer whatever it takes to win.

A home that's been sitting for weeks with little activity creates a very different negotiation opportunity than a new listing with multiple interested buyers.

Once you're under contract, the transaction moves through a series of important milestones that may include deposits, inspections, financing, appraisal, title work, insurance and final walkthrough before closing.

First, don't panic. Inspections frequently uncover items that need attention, and not every finding is a dealbreaker.
What happens next depends on the property, your contract and the specific issue. Depending on the circumstances, there may be options to request repairs, negotiate terms, gather additional information or make another decision permitted by your contract.
Your agent will help you understand the findings and your available options before you decide how to proceed.
An appraisal is an independent opinion of a property's value, commonly required by a lender during a financed purchase.
If the appraised value comes in below the purchase price, it doesn't automatically mean the transaction is over. The available options depend on your contract, financing and circumstances and may involve further evaluation or negotiation.
Your agent and lender will help you understand what the result means for your specific purchase.
Financing
You can absolutely start exploring homes before you're preapproved. But once you're seriously considering making an offer, having a preapproval in place can help you understand your buying power and put you in a stronger position when the right home comes along.
Because every buyer's finances are different, we recommend talking with a qualified lender early enough that there aren't surprises when you're ready to move.
It isn't as simple as assuming you need 20% down.
The amount you'll need depends on your loan program, down payment, closing costs, inspections, insurance and other details of your purchase. Some buyers may qualify for options requiring significantly less than 20% down.
The best way to know your number is to look at your specific financial situation with a qualified lender rather than assuming homeownership is, or isn't, within reach.

There are mortgage programs with a range of down-payment requirements, and the right option depends on factors such as your finances, eligibility, property and loan type.
